Reference to real items in fiction

Can someone provide some direction/advice on using actual names of notable people or things when writing a fictional novel? For example, reference to a major league baseball team, a real radio personality or like an actual building the main character lives in (for example, trump tower in NY). Are there issues of obtaining permission to use actual names or is it that the story becomes less believable. I’m thinking Dan Brown used a mixture of this in his books as well as Clancy and other writers.
