Unfair contract?

This contract with an ebook publisher has a clause for first refusal of sequels. Is this unfair for ebooks?

The contracts I've seen from ebook publishers have all listed that same clause. Perhaps you can negotiate the contract? You might check with them.

Most epubs ask for first refusal on sequels or books using the same characters/world, which seems fair enough to me if they are publishing the first book in a series and are investing in it.
