Kimmi, as long as the events are real, and verifiable--I'm pretty sure it's still marketable as non-fiction, with the usual disclaimer about names being changed to protect the innocent.

It would still be a memoir if you only change the names - a memoir is a form of non-fiction.

Exactly so, Kimmi. It a memoir, and it's nonfiction, unless the writer makes up things that never happened.
